What an EPC Is
A number, and a deadline.
Every let and every sale needs one. Most landlords only look at theirs when it is about to matter.
W.01
Letting or selling
A property needs a valid EPC before it is marketed to let or to sell, and the certificate lasts ten years from the date it is lodged.
W.02
The minimum for a rental
A privately rented home currently needs a rating of E or better to be let, with limited exemptions. Government has proposed raising that to C by 2030, so a D today is a rating with a deadline.
W.03
What the visit involves
Construction, insulation, glazing, heating system and controls, hot water, lighting, and the floor area, all recorded on site and entered into the approved software that produces the rating.
The Rating · Illustrative
The rating, and what moves it.
A certificate gives you the band you are in and the band the listed improvements would reach. An illustrative scale, not a real property: a D today, with a C within reach.

Not yet live. Nothing is assessed or lodged until it is.
An EPC can only be produced and lodged by an accredited Domestic Energy Assessor. We are building that arm and will not take a booking until the accreditation is on record. If you register interest, you get one message when it goes live and nothing else. If you need a certificate before then, any accredited assessor can provide one.
Asked & answered.
Not yet. EPCs launch once our assessor accreditation is in place, and until it is, nothing is assessed, nothing is lodged and nothing is charged. Register your interest and we will tell you the day it goes live. If you need a certificate now, any accredited Domestic Energy Assessor can produce one.
An EPC certificate, properly an Energy Performance Certificate, rates a property's energy efficiency from A (best) to G (worst), gives an estimated running cost, and lists the improvements that would move the rating. It is produced by an accredited assessor and lodged on the national register, where anyone can look it up by address.
Ten years from the date it is lodged. You need a new one sooner only if you want a better rating on the register after improvement works, or if a buyer or tenant asks for a current one.
Currently E or better to be let, under the minimum energy efficiency standard, with some exemptions that have to be registered. The government has proposed a minimum of C by 2030 for private rentals. Treat a D as a rating with a deadline rather than a pass.
The certificate lists the measures that would move it and roughly what each is worth. That is the number, then the lever. What we will not do is sell you the works: our parent company can quote if asked, but the assessment is the assessment.
No. An EPC is an energy assessment of the building fabric and services, recorded on a standard method. It says nothing about condition, defects or value.
