For Letting Agents · Lincoln & Lincolnshire
One clerk for the whole ladder.
Inventory, check-in, mid-terms, check-out — same person, same wording, same numbering, so the check-out compares row for row. Keys from the branch, anything flagged the same day, report back the next working day.

Why Agents Book Us
Built for the way a branch works.
An inventory is bought by the agent, paid for by the landlord and relied on by the tenant. It has to work for all three, but it has to be easy for the one doing the booking.
V.01
One clerk, whole tenancy
The person who wrote the inventory walks the check-out. Same wording, same grading, same photograph numbering, so the two compare row for row.
V.02
Keys from the branch
We collect and return on your key log, and arrange access with the tenant for check-ins, mid-terms and check-outs. You are copied in, not chased.
V.03
Report the next working day
PDF with the photographs embedded and exhibit-numbered. Ready to forward to the landlord without editing.
V.04
Mid-term rounds on a schedule
Give us the managed list and the interval. We work the diary, batch the visits by area and send each report as it is done.
V.05
Written for an adjudicator
Describe, never judge. Every line has a photograph. A record written to be read by someone who was not in the room.
V.06
Portfolio pricing
Regular instructions get a per-visit rate agreed up front, not a fresh quote every time the branch emails.
Residential · The Tenancy Calendar
Sold against the tenancy, booked as one.
An agent who books the first usually books all four. Send the tenancy dates and we put the whole ladder in the diary.

Check-Out & Comparison
The same rows walked again. Changes appended, never rewritten. Fair wear and tear separated from damage.

The visit that keeps the file current.
One property, two to four visits a year, for as long as the branch manages it. This is the part of the ladder that runs on a schedule rather than a tenancy date, and it is the part we build a round around.
How the round works
RecurringList in, dates out.
Send the managed list with each property's last visit and the interval you want, usually every three or six months. We build the round, batch it by area so tenants get sensible appointment windows, and send each report the next working day after it is walked.
A recorded reading is a fact; what it means is not our call. If a visit finds damp or mould, the report says where and how much, and the diagnosis goes to The Damp & Mould Man.
What each visit records
- Condition, room by room, against the inventory
- Obvious maintenance and disrepair
- Damp, mould and condensation; whether extractor fans are in use
- Smoke and carbon monoxide alarms present and tested
- Signs of additional occupants, pets or subletting
- Garden, exterior and bins
- Meter readings, where the branch asks for them
Damp and mould, escalated properly
A tenant complaint about mould needs a cause, not a wipe-down. Our sister brand The Damp & Mould Man does the diagnosis and the written report the landlord and the council will want to see.
The Damp & Mould ManWorks after the check-out
The Surveyor Co is part of LWR Group, a Lincoln property maintenance company. Cleaning, decoration, flooring and repairs between tenancies can be quoted from the check-out report. No obligation; the record is independent either way.

If you want us to. We arrange check-in, mid-term and check-out appointments with the tenant and copy the branch in, so there is a written trail of the notice given.
PDF. Room by room, every line photographed and exhibit-numbered, with meter readings, keys and alarm tests on the front page. Check-outs show the check-in entry and the check-out entry side by side for each item.
That is the point of booking the ladder with us. Where it is genuinely not possible, the check-out is written against the original record and its grading, never re-graded from scratch.
Send the managed list with each property's last visit date and the interval you want. We build the round, batch it by area, and send reports as each visit is done. The branch always knows the next date for every property.
No. We record condition: what is there, what state it is in, photographed and dated. We do not give an opinion on structure, valuation or cause. If a mid-term finds damp or mould, our sister brand The Damp & Mould Man does the diagnosis.
