What an EPC costs.

One fixed price, whatever the house. What the national range looks like, why prices vary, what is included, and what should never turn up as an extra.

The Price

One number. Nothing on top.

Most EPC price lists have a footnote. Ours does not.

C.01

£69, including VAT

The planned price for a domestic EPC anywhere in our coverage area: Lincoln, Newark, Grantham, Sleaford, Gainsborough and the villages between. No size bands, no distance charge, no lodgement fee.

C.02

What is included

The site visit, the assessment, the lodgement on the national register, the certificate as a PDF with the register link, and a plain-English note on the three measures most worth doing.

C.03

What is never an extra

Travel. A return visit if we could not get in and it was our fault. Sending the certificate again in a year. A phone call about what the recommendations mean.

What an EPC costs across the country

There is no fixed fee. An EPC costs whatever the assessor charges, and nationally that runs from about £35 in the cheapest areas to £120 and more in London and for large houses. Lincoln sits at the lower end: local independents advertise between £50 and £70, and the national online brokers, who subcontract to the same local assessors, charge more for the same visit.

Lincoln independents

Typical price
£50 to £70
Notes
Sole assessors, often mobile-only, price sometimes excludes VAT

National online brokers

Typical price
£60 to £95
Notes
Booked centrally, subcontracted to a local assessor

Through an estate agent

Typical price
£80 to £120
Notes
The agent adds a margin; the assessment is the same

The Surveyor Co, planned

Typical price
£69 inc VAT
Notes
Fixed, travel included, lodged within 24 hours

Why prices vary

Four things. Size, because a five-bedroom house takes longer to walk and measure than a flat. Distance, because a mobile assessor prices the drive. Urgency, because a same-day slot displaces something. And what is in the number: whether VAT is included, and whether the lodgement fee the assessor pays their accreditation scheme is included or added on the invoice.

A £45 headline that becomes £65 with VAT and a lodgement fee is not cheaper than a £69 that is the whole price. Compare the lodged, VAT-inclusive figure or you are not comparing anything.

What you are paying for

A domestic EPC is produced on a standard method called RdSAP, the reduced-data version of the government's Standard Assessment Procedure. The assessor records the building and its services on site and the software produces the rating. The price covers the assessor's time, their accreditation and insurance, the lodgement, and the certificate.

On site, the assessor records

  • Construction type and age of the walls, roof and floor, and any insulation that can be seen or evidenced
  • Every window and door: glazing type, frame, approximate age
  • The main heating system, its fuel, its controls, and any secondary heating
  • Hot water: how it is heated and stored, and whether the cylinder is insulated
  • Lighting, room by room, as the proportion that is low-energy
  • Floor area and room heights, measured, and any extensions or conservatories

Who pays

The seller pays for a sale and the landlord pays for a let. Since the Tenant Fees Act 2019 the cost cannot be passed to a tenant or taken from a deposit. A buyer never pays for the seller's certificate, and a buyer who wants their own energy advice is buying something different, usually as part of a survey.

Not yet live. Nothing is assessed or lodged until it is.

An EPC can only be produced and lodged by an accredited Domestic Energy Assessor. We are building that arm and will not take a booking until the accreditation is on record. Register interest and you get one message on launch day and nothing else. If you need a certificate before then, any accredited assessor can lodge one; the inspection reports and check-ins and check-outs we already do are available today.

The planned price is £69 including VAT, fixed, for any domestic property in our coverage area. Travel and lodgement are included. That price applies from launch; nothing is charged before it.

Yes. Every domestic price on this site is shown including VAT, so the number you see is the number on the invoice.

No. Anywhere within about forty-five minutes of Lincoln is included. Further afield we will say so before you book, and the price will still be a single figure.

Around forty minutes for an average house, longer for a large or unusual one. The certificate is lodged on the national register within 24 hours of the visit.

Possibly. Some sole assessors advertise lower headline prices. Compare the lodged, VAT-inclusive figure, check whether travel is extra, and check the assessor is accredited, because an unaccredited assessment cannot be lodged and is worth nothing.

Not yet. EPCs launch once our assessor accreditation is in place. Register interest and you get one message the day it goes live.
