The Surveyor Co is the recording arm of LW Renovation Group Ltd, a Lincoln property company. We walk a property, write down what is there and what state it is in, photograph every line, and hand over a document both sides can sign.
How We Work

Four rules, and every document we produce is checked against them before it leaves.
P.01
Describe, never judge
A record says what is there and what state it is in. It does not say whose fault it is. The scheme, the solicitor or the adjudicator decides that; our job is to give them something reliable to decide from.
P.02
Every line has a photograph
A written grade on its own is an opinion. A written grade with a dated, exhibit-numbered photograph is evidence. We do not write a line we cannot show.
P.03
Appended, never rewritten
A check-out or an exit record is walked against the original document and the changes are added to it. The starting record is never edited after the day it was signed.
P.04
Same words in, same words out
The same clerk, the same wording and the same numbering across a tenancy or a lease, so a later document compares to the first row for row.

The Surveyor Co is a trading name of LW Renovation Group Ltd (Company No. 16425052), based at Commerce House, Carlton Boulevard, Lincoln. The group was founded in 2025 and does not claim a history it does not have. What it does have is three arms that hand work to each other without pretending to be one another.

The value of a record depends on knowing exactly what it is. Three things people sometimes hope it is, and is not.
Not a building or valuation report
We do not give an opinion on structure, defects, value or whether to buy. For that you need a RICS surveyor. Our FAQ says it plainly: this is not a survey.
Not a schedule of dilapidations
A dilapidations schedule names breaches of a lease, cites the clauses and prices the remedy. That is building surveyor and solicitor work. We supply the factual schedule of condition it is built on.
Not a damp or mould diagnosis
A mid-term records where the damp is and how much. Cause, category and remedy are a separate job, and in this family it belongs to The Damp & Mould Man.
