Residential · What Sets the Price
Four things, and nothing hidden.
Send us these four and the quote comes back the same day.
D.01
Size of the property
A studio and a five-bedroom HMO are not the same afternoon. We price by bedroom count and the number of rooms actually walked, including exterior, garage and outbuildings.
D.02
Furnished or unfurnished
Furnished means every item is listed, graded and photographed. That roughly doubles the rows in a living room, so it is priced accordingly. Part-furnished sits between.
D.03
Which visit
The inventory is the longest job and the most expensive. A check-out is walked against it and takes less time. A check-in is shorter again, and a mid-term is the quickest of the four.
D.04
One property or a portfolio
Agents and portfolio landlords who instruct regularly get a per-visit rate agreed up front for the year. Mid-term rounds are priced as a round, not as single visits.

Commercial: priced on a day rate, not a room count
A schedule of condition for a shop unit or office is priced on time on site plus time writing up, because the document is a different scale to a flat inventory. Interim inspections and exit records are priced against the original schedule. Vacant property visits are priced per visit on a contracted interval, which is usually the one your insurer sets.

Yes. The figure we quote is the figure on the invoice. The tables on this page are the standard rates for a straightforward property; if something about yours changes the job — an unusual number of rooms, a long drive, a same-day turnaround — we say so in the quote, before you book, rather than adding it afterwards.
Within 24 hours of the enquiry, in writing, by email or WhatsApp. If you send the address, bedroom count and whether it is furnished, it is usually much quicker than that.
Yes. The Surveyor Co is a trading name of LW Renovation Group Ltd, which is VAT registered. Quotes show the price and the VAT separately so there is no confusion later.
No. Since the Tenant Fees Act 2019, inventory, check-in and check-out fees cannot be charged to a tenant or taken from the deposit. The landlord or the agent pays.
