Section 1 · Flagged
What needs a decision.
Always first, always the shortest section. Three items on this visit, in the order we would deal with them.
Bathroom extractor fan not operating
Switch operates the light but the fan does not run. Tenant reports it has not worked since they moved in and was not reported. Condensation and early surface mould recorded in the bathroom and in Bedroom 2 (see R.04, R.09), which is consistent with a bathroom that cannot vent.
Electrician to attend. Re-inspect the mould once ventilation is restored.
Smoke alarm, landing — no response on test
Alarm present and correctly sited. Test button pressed twice, no sound. Battery type not accessible without removing the unit, which was not done.
Replace or repair. This is a legal requirement on each storey.
Kitchen sink base unit — slow leak
Damp staining and softening to the base board beneath the sink trap. No standing water at the time of the visit. Cupboard contents dry.
Plumber to check the trap seal before the board fails.
Section 2 · The Record
Room by room, against the last visit.
Only rows marked Changed need reading. Everything else is confirmation that it was looked at.
Abridged: a full report covers every room, the loft, the exterior and the services. Damp and mould are recorded here and diagnosed by The Damp & Mould Man, not by us.
Section 3 · The Interval
Where this visit sits.
The interval · 12-month tenancy, quarterly

- Month 3Inspection

Every report we send carries the date of the next visit. That is the whole product: a property that gets looked at on time, and a file that is never out of date when someone asks for it.
Every Report
What is always in it.
Flagged items first
A branch manager reads the top of page one and knows what needs a decision today. The routine record follows underneath.
Every finding photographed
Each reference is a dated, exhibit-numbered photograph in the appendix. Withheld on this specimen; present on yours.
Recorded, not diagnosed
We say where the mould is, how big it is and what the reading was. We do not say what is causing it — that is a separate job.
The next date, on the front
Every report carries the next visit date, so the file is never quietly out of date.
Why there are no photographs here
Real reports contain real homes and real tenants. We do not publish client documents, redacted or otherwise. If you want to see a complete report before booking, ask and we will walk you through one on a call.
